Room Reservation & Refund Policy

Once the accommodation has been offered, Castle Student Accommodation (“Castle”) will reserve the room/property for 48 hours to allow the occupant to pay the required calendar month rent and bond (2 weeks rent). Upon completing these items the deposit will go towards the rent payable under the terms of the agreement.

If the occupant otherwise decides not to proceed with the reservation, the upfront deposit will be forfeited.

No Visa, No Offer Policy

The occupant may also cancel the agreement without charge as part of Castle’s “No Visa, No Offer, No Pay” option if they are:
  1. Refused an Australian Visa.
  2. Declined placement to their intended course of study in Australia.
Note: The cancellation request must include supporting documents and be received 4 weeks before their occupancy term commencement date.

Castle Cancellation Policy

Once an occupancy agreement (“the agreement”) has been signed, the occupant must comply with the terms and conditions of the agreement. Under the terms of the agreement, the occupant is required to pay the rental due for the full term of the agreement. If the occupant wishes to cancel their agreement with Castle Student Accommodation (“Castle”) , The Occupants will be required to find a replacement occupant to take over the agreement. This will incur an administration fee of 1 week’s rent.

If your contract is due to commence within the next 14 days and you are still awaiting the outcome of your Visa application or University offer (provided it has not been refused) and wish to retain your room, the following options are available:

  1. Proceed with your lease and obtain your room
    You may commence paying your occupancy fees from your lease start date while awaiting your Visa or University offer outcome. You must continue to pay your occupancy fees and comply with your contract terms. If your Visa or University offer is further delayed, you will remain responsible for the contract and may be required to find a replacement occupant to take over your agreement.
  2. Request a one-time deferral
    You may request a one-time deferral of your contract commencement date to the following semester, subject to the applicable market rental rate at that time. Please note that if you choose to defer your contract and subsequently decide to cancel, the “No Visa, No Offer, No Pay” policy will no longer apply.
